Finding common ground in a most uncommon place.
Set on over 1,000 acres on Kauai's South Shore, Kukui‘ula is Hawaii's newly developed luxury resort residential community. The resort features a Tom Weiskopf-signature 18-hole golf course, $100 million clubhouse, spa and other members-only amenities. A few years ago it was a stalled project with strong local opposition – going nowhere. In 2002, we were invited by the owner, Alexander & Baldwin, one of Hawaii's oldest companies and largest landowners, to help re-entitle and re-start the project. And in the process, regain the trust of the local community.

In partnership with Alexander & Baldwin, we initiated an outreach program and met with local residents, business owners, state and local officials, citizens’ groups and other stakeholders to fully understand their concerns. Our team approached the community with humility and respect, and also took care to honor local customs and traditions. As a result of this patient outreach, we were able to prepare a comprehensive land-use plan that addressed the concerns of the community – clearing the way for a successful outcome.

The new vision for Kukuiula included full entitlement for a maximum of 1,500 single- and multi-family residential units, plus a 64-room resort hotel. These project modifications were unanimously approved by both the State Lands Commission and the County of Kauai.
